Pune is emerging as one of the major IT hubs of India. The faster it is growing the faster the prices of real estates in this city are. Lets quickly scan the prices in the city where there are major IT parks. For comparison, let us take an example of a 1000sq ft, 2BHK flat.

With these skyrocketing prices, it is becoming really difficult to buy a home in these areas.
But, we still have silver lining here.
Hinjewadi, which once was just a village, has now developed into a major place with lots of software and IT companies including Wipro, Infosys, Tata, Tech Mahindra etc. On the road connecting Hinjewadi phase -2 with Pune-Mumbai highway, there are Sus, Nande and Change villages.
Out of these, Many developers picked up Sus quite early and started their projects there. Around, 5-6 years ago, flats in this area were way cheaper than in the present day and many early birds gained the advantage by buying at that time.
Currently, if we see Nande and Chande are quite promising as they are very near to Hinjewadi phase-2 (within ~7km) and Symbiosis college campus. There is a good amusement place ‘Sunny’s world’ in the vicinity. Not to forget, They also have very good weather and surroundings with hills and all. And, unlike Sus, they do not have a water problem as the Mula river goes from here.
There are only a few projects which are going on in these areas and a 1000 sq ft, 2BHK flat in this area would be priced at around 50Lacs which is quite lower compared to what we saw in the other places.
Already, most of the traffic from Bavdhan and Baner to Hinjewadi goes through Sus-Nande road. Currently, the road is narrow but on paper, this is 30m wide. So, in future, this road will widen. PMR ring road project is already in consideration which will go through Sus and ring road will be of 110m wide.
So, if you are looking to buy a flat in the nearby areas of Baner, Balewadi or Wakad, then give a thought to projects going in Sus, Nande and Chande. It might close the deal for you.
